Prepping Your Home for a Successful Spring Sale

Prepping Your Home for a Successful Spring Sale | Jacqueline Clement Real Estate

Are you planning to sell your property this spring?

Here are some tips for a successful spring sale.

1. Price your home competitively

Research recent, comparable properties in your area for what they listed and sold for, and use these as a guide.

2. Be prepared to negotiate on price and terms

Think about the lowest price that would be acceptable to you and discuss this at length with your REALTOR®. It is imperative that your real estate agent is kept informed about your bottom line so they can effectively negotiate on your behalf.

This does NOT mean that you’re REALTOR® will/should disclose this information to interested parties, but it can help set the Buyer’s REALTOR® set expectations. Remember, you and your REALTOR® are a team.

3. Give your home’s exterior some love

Expect potential buyers to examine the exterior more closely in the warmer months. Ensure your patio furniture is clean and wash the windows inside and outside if possible. For balconies, planters of colourful flowers go a long way. If you have a yard, clear any debris from the winter, consider putting down some fresh mulch, and tend to landscaping.

4. Air out your home

One of the simplest ways to make your home feel fresh and inviting is by letting in some natural airflow. On the day of a showing (or even just the day before), open a few windows to create a cross-breeze. Not only does this help air out any lingering odours, but it also gives your home that crisp, clean feeling that buyers instantly notice.

If you’d like to take it a step further, consider using a few subtle essential oil diffusers around the home—lavender, citrus, or eucalyptus are great choices. Just be careful not to go overboard. Heavy scents or strong air fresheners can be overwhelming and may come across like you’re trying to mask something. Buyers are usually pretty intuitive, and if they walk in and are hit with a wall of fragrance, it can be a major turnoff (and honestly, sometimes even headache-inducing). Aim for light, fresh, and natural!

5. Stage seasonally

Think about subtle ways to connect your home’s interior with the season. Since it’s spring, something as simple as a vase of fresh tulips on the kitchen island or dining table can go a long way in creating a warm and welcoming vibe. Seasonal touches like this help buyers feel more connected to the space—and they give the impression that the home is well cared for and thoughtfully presented.

If you’re not quite sure where to start or how to strike the right balance between lived-in and styled-to-sell, this is where a professional stager can make all the difference. They know how to highlight your home’s best features while keeping everything looking current, clean, and appealing to a wide range of buyers. Whether it’s adding the right textures, arranging furniture for better flow, or choosing the perfect accessories, a stager can really help your home stand out—in all the right ways.

6. The entryway

This is your first opportunity to make a statement. Choose items that creates a lasting impression, such as a brand-new doormat, a nice framed mirror, a console and a matching bench.

7. Give your home a good spring clean

Depending on your region, winter can create a lot of extra dust from continuous heating. Consider hiring professional deep cleaners.

8. Tend to any repairs

While this may seem obvious, depending on your region, winter can be rough on a home, so scan your home to see if you need to do any minor repairs or improvements.

9. Declutter

Donate or sell anything that doesn’t have a practical or aesthetic purpose for a well presented home.

Even if you aren’t preparing for a spring sale, many of these tips can be used to stay on top of home maintenance and keep your home humming into spring.
