March 2025 Real Estate Update: Listings Are Up, But Caution Still Lingers

MARCH MARKET UPDATE BLOG COVER | Dufferin County

The Market at a Glance

March brought a noticeable shift in the local real estate scene. While the number of new listings climbed across nearly every township, buyer activity didn’t quite keep pace. Some of the slowdowns can be chalked up to normal seasonal shifts—but there’s also a bigger picture at play, with interest rates and broader economic uncertainty continuing to influence how both buyers and sellers behave. Here’s what the latest data tells us:

Sales volume dipped in most markets, reinforcing the cautious tone among buyers. Dufferin County saw 37 homes sell in March, down 17 percent from February. Orangeville had 17 sales, and Grand Valley had only 3, its quietest showing in months. Caledon was the busiest, with 67 homes sold, while Dundalk and Shelburne each logged 10 sales.

The message here? Buyers are still out there, but they’re moving slowly and carefully.

Average Price

Prices across most of the region either held firm or inched up. Shelburne led the way with a 10.6 percent month-over-month increase, pushing the average home price to 774,500. Orangeville followed with a 9 percent rise to 897,147, and Dufferin County as a whole came in at 952,676, up 4 percent from February. Caledon held relatively steady with a slight dip to 1,311,587, while Grand Valley and Dundalk saw more noticeable decreases, down 7 and 1 percent respectively. That said, pricing continues to show resilience in several pockets, even with fewer buyers in the mix.

List - to -Sale Price Ratio

If you’re wondering how close sellers are getting to their asking price, here’s the breakdown:

  • Dufferin County: 97%

  • Orangeville: 98%

  • Shelburne: 98%

  • Caledon: 96%

  • Dundalk: 98%

  • Grand Valley: 98%

Pricing expectations between buyers and sellers are mostly aligned, but there are some signs of softening. Shelburne, Orangeville, Grand Valley, and Dundalk all hovered around 98 percent list-to-sale price ratio, while Dufferin County dipped to 97 percent. Caledon came in lowest at 96 percent. The slight drops suggest that some sellers are negotiating more, or adjusting pricing to align with buyer expectations.

Days on Market

Homes in most areas are still moving, but the pace varies. Shelburne was the standout, with homes selling in just 23 days on average—significantly faster than the previous month. Grand Valley homes moved quickly too, averaging 20 days on market. On the other end, Orangeville slowed down to 36 days and Dundalk sat at 44 days. Overall, Dufferin County averaged 35 days on market, showing that while sales may be more selective, serious buyers are still making moves.

Interest Rates

The Bank of Canada has implemented two interest rate cuts in 2025: a 25 basis point reduction in January, followed by another in March, bringing the benchmark rate to 2.75%. These adjustments aim to support the economy amid uncertainties stemming from U.S. tariffs and other global factors .

Looking ahead, the Bank’s next rate announcement is scheduled for April 16, 2025 at 9:45 AM. While some economists anticipate a pause to assess the impact of previous cuts, others predict further reductions later in the year, especially if economic conditions warrant additional support .

For homeowners and prospective buyers, these rate changes influence borrowing costs. Variable-rate mortgage holders may see adjustments in their payments, while fixed-rate borrowers might experience changes upon renewal. Staying informed about these developments is crucial for making timely and informed financial decisions.

Final Thoughts

Inventory is up, but many buyers are still playing the waiting game. If you’re thinking of selling, now might be the right moment to list while competition is still manageable. And if you’re buying? It’s worth having a strategy ready before rates shift and the market heats up.
